What the owner says

I bought this house around 15 years ago due to its fantastic location being so close to Dorking High Street. I love being able to walk to the shops and hardly ever have to take the car out.

I have done a bit of work since I have been here – I put in a new combi boiler, replaced the lounge window with a hardwood double glazed sash window, had a new conservatory in 2016/17 and at the same time replaced the fencing in the garden and had a black limestone patio laid. I love being out in the courtyard garden as it gets the sun from morning until late afternoon.

I am now looking to move out of the area to be closer to my family.

Property details

If you’re looking for a two bedroom cottage that you can really make your own and that's in a central location then this is one to view.

The lounge is the perfect place to cosy up and watch TV or light up the gas fire and relax with a good book if the evenings are chilly. If you like to entertain family and friends there is plenty of space in the dining room for a good size table and chairs and the chef of the house can chat to guests whilst cooking up a storm in the kitchen area. The property also boasts the addition of stunning solid oak flooring in both the lounge and dining area which was reclaimed from an 18th Century Tea Clipper. There is additional space and storage in the recently added conservatory as well as the handy under-stairs larder.

Upstairs, the two double bedrooms provide ample room for when guests come to stay or ideal for a growing family with the additional benefit of both having fitted wardrobes. The good size bathroom is perfect for a wake up blast in the morning or a well-deserved soak at the end of the day.

In those warm summer months the rear courtyard garden is the ideal spot for some al-fresco dining with space for your table, chairs and barbeque and with rear access you don’t have to worry about bringing your bicycles or garden equipment through the house.

Just a short walk from Dorking High Street and stations, houses in this sought after location don’t hang around for long so make sure you book your viewing today.

Steeped in history and literature Dorking was the birthplace of legendary actor Laurence Olivier, who lived in Wathen Road, and was home to Daniel Defoe. The author of Robinson Crusoe was educated at the Rev. James Fisher's boarding school in Pixham Lane. As an old market town it is renowned for its antique shops with West Street being the heart of the local antique trade. There is still a market held in the town every Friday in St. Martins Walk. Contemporary arts on offer include a cinema and theatre and there is also a Leisure Centre to cater for your fitness needs. The local schools offer another attraction to the area for parents, with the 'Ofsted Outstanding' St.Pauls primary and The Ashcombe secondary school, which Ofsted praised for its 'exceptional pastoral care'.
