What the owner says

We fell in love with the property as its original features were still evident, including a plaque showing it was built in 1893 as part of the Albany Villas. We have loved making the most of these features over the past few years whilst renovating.

For us the garden really stood out with lots of sunny space and two patio areas to entertain family and friends. The most convenient thing about it was the location and as we both work in London, being able to cut through the park opposite and get to the station quickly makes for a lovely start to the day.

Property details

Step back and take notice of this gorgeous Victorian semi in a beautiful position with views over Moat Pond and playing fields. You really will be taken back by how deceptive the space is and how the property has been re-modernised and vastly improved with period features where you immediately experience the character with the high ceilings and great layout. The lounge benefits greatly from the exposed oak flooring and working fireplace with granite surround giving the room a very cosy feel. Moving on through to the dining area which is open plan to the kitchen, makes this the perfect spot for entertaining or keeping a watchful eye on young ones whilst cooking meals on the range cooker. If you need additional storage there is access to the cellar via the dining area which could be used for a variety of purposes. The upstairs leads to three bedrooms, bedroom one of which is a fantastic size and currently accommodates a super-king bed. There is also potential for an en-suite via the built-in storage. There are 2 further good size bedrooms. The family bathroom has been kept to a high standard. For all the keen gardeners out there, this one is approx 130ft long and has been kept in great condition - a safe haven for children to let off some steam or to dust off the barbecue on a sunny day. There is the added benefit of large log cabin which is currently used as a home office and has air- conditioning and a lean-to greenhouse. There is also a shed with power and workbench. Parking is available on the driveway, but with the town and station a short stroll away, the car is rarely used!

Guides

Our local guide for East Grinstead

Looking for estate agents and letting agents in East Grinstead? Our local branch of Cubitt & West can be found in Whitehall Parade, near the cinema.

The historic town is situated on the very edge of High Weald, an area of outstanding natural beauty that stretches from Horsham to the west all the way to Hastings on the coast. You can enjoy the stunning country side and rolling hills as well as the benefits of an urban centre with exceptional transport links to London and the rest of the country.

Lying on the Greenwich Meridian, the town is steeped in history and boasts one of the longest continuous runs of 14th Century timber-frame buildings in the country. One notable building is Sackville College, where John Mason Neale wrote the popular Christmas carol 'Good King Wenceslas'. The High Street is home to the oldest parade of shops in the country where you'll find plenty of independent boutique shops.

Travelling from East Grinstead station will see you in Clapham Junction and Victoria in under an hour. Whilst the A22 and 23 will see you to the coast in similar time, with Brighton and Eastbourne within easy reach.
