What do estate agents do?

For us, it’s always surprising to learn how few people really know what estate agents do. Traditionally, estate agents supply a service – to sell or rent your home – but keep their trade secrets and the finer details of how they do this fully under wraps.
Some old-fashioned agents still adopt this approach, but here at Cubitt&West we prefer to be completely transparent about what we do – and how we do it – so you can rest assured, that we’ll always have a cohesive plan to sell your home or find your next one.
So, what does that include?
Create a beautiful property listing… that works
There are literally hundreds of properties listed on Zoopla, Rightmove, OnTheMarket and Prime Location – so how do you make yours stand out? Paying a little extra to ensure your home appears as a Featured Listing (which Cubitt&West will also do) will ensure you’re seen, but if your home isn’t presented in its best light, prospective buyers will never book a viewing.
Professional photography, virtual tours and good copy elevates your home’s listing and will ensure that your home is depicted in the best possible light. We’ll never use tacky, wide-angled shots which make your rooms seem artificially big. We will, however, rely on clever lighting and post-production editing to make the rooms in your home really catch the eye.
Remember, a buyer will take literally seconds to dismiss your property. Give them every reason not to by choosing an estate agent who cares about this sort of thing.
Marketing, Marketing, Marketing
Never underestimate the power of good marketing. Use it correctly and you’ll reach a whole host of prospective buyers who are ready and motivated to buy your home.
Here at Cubitt&West, we understand all too well that word of mouth isn’t enough to sell your home. Intelligent marketing strategies are essential to ensure your home is found by exactly who needs to see it.
We’ll use every tool at our disposal – both online and off. Of course, we’ll always make sure your listing takes pride of place on each of the Big Four property websites – Zoopla, Rightmove, OnTheMarket and PrimeLocation. As well as this, we’ll send out property alerts to our database of interested buyers.
Of course, there’s no replacing the feeling that comes from clutching a good old-fashioned property brochure – and we’ll only ever showcase your home to look its best. It’s these little things which can make all the difference.
We work for you
When you sell with Cubitt&West, we make it our priority to keep you fully up-to-speed about what we’re doing for you. Whether it’s planning an open house or marketing your home on Facebook, you’ll know everything that’s going on.
Everything that you need when you’re selling your home is just part of the service we provide. Whether it’s a mortgage agreement in principal, opening a file with a widely regarded conveyancer, or just a little emotional support, we’re here for you – exactly when you need it.
You’ll also be given your own account on our online portal so you can track how your sale is progressing, 24 hours a day. Whether you want to see viewer feedback or need to keep track of your viewing appointments (so you know when to tidy up) your online portal will be your point of reference throughout the whole process.
When you’re ready to find your new home, we can help out with this too. Our specialist VIP Homefinder service is designed for serious buyers who are motivated to move. As a VIP Homefinder, you’ll be alerted right away if a home that fits the bill appears – even before it’s on our website. What’s more, if there’s a particular street or village that you love which doesn’t have any suitable properties for sale, we’ll go the extra mile and reach out to property owners and persuade them to sell to you.
And that, in a nutshell, is what an estate agent does – we connect people. Whether you’re looking to buy or to sell – or very likely both – we exist to help you find what you’re looking for, one step at a time.
